The maintenance department is the engine behind everything that keeps those communities running well, and it's time for a leader to take the reins. This is a chance to step into an established department — an existing crew, a working vendor network, and systems already in motion — and shape how it operates and grows from here.
This is hands-on leadership. The right person is as comfortable reading a budget as reading a job site, leads from the front, and takes real pride in a portfolio kept in top shape. Ptarmigan promotes from within, invests in its people, and hands out real responsibility to those who earn it.
WHAT PTARMIGAN OFFERS
A Seat at the Table. This role reports directly to the COO and sits at the leadership table. The Head of Maintenance owns a real department, sets its standards, and has genuine say in how it runs — not a desk buried in an org chart, but a leadership seat with real influence.
A Department to Build On. Autonomy doesn't mean starting from scratch. An established crew, a network of vendors and contractors across the Park City market, and existing systems are already in place. The tools are here — the role is to lead them well, sharpen what's working, and grow what's next.

Running a maintenance operation across a portfolio of mountain communities builds genuine range — budget ownership, vendor and contractor management, hands-on trade work, and the leadership skills that turn a skilled tradesperson into a department head. The experience earned here is broad, practical, and in demand anywhere.

WHAT YOU'LL DO
▪ Oversee all maintenance operations across the HOA and condo portfolio
▪ Schedule, prioritize, and assign work orders to the maintenance coordinators and their teams
▪ Read, build, and manage maintenance budgets — maximizing each community's board-approved funds without exceeding them
▪ Keep common areas, building systems, and units up to HOA standards
▪ Manage vendor and contractor relationships and oversee bids on larger projects
▪ Conduct property inspections and document findings for board reporting
▪ Coordinate with community operators on approved maintenance priorities
▪ Ensure compliance with local codes, safety regulations, and reserve fund projects
▪ Step in hands-on when the job calls for it — stonework, concrete, waterproofing, and general building maintenance
WHAT WE ARE LOOKING FOR
This role calls for a proven leader who can run a department and still pick up the tools when it counts. Strong candidates will bring:
▪ Experience leading or coordinating a maintenance team, crew, or department
▪ Hands-on building maintenance ability, including skilled trade work — stonework, concrete, waterproofing, and the like
▪ Confidence reading, understanding, and managing within a budget
▪ Strong scheduling and organization — the ability to keep multiple jobs and communities moving at once
▪ A problem-solving mindset: assess, plan, execute — especially when something breaks at the worst possible time
▪ Clear, honest communication and a genuine team-first approach
▪ Integrity: the kind of person who does the right thing when no one is watching
▪ Availability for on-call rotation
▪ Valid driver's license and reliable vehicle required
▪ Trade certifications in areas such as plumbing, electrical, or HVAC are a plus, not a requirement
COMPENSATION AND STRUCTURE
Salary: $70,000–$85,000 annually depending on experience and skill set. This is a full-time, in-person position based in the Park City area. Compensation reflects the leadership and hands-on skill this role demands, and grows with the department as it does.
PTO available for full-time employees. 401(k) eligibility begins after one year.
