HOA On-Site Supervisor

Schedule: Friday–Tuesday, 3:00 PM–11:00 PM
Position: Full-Time, Fully In-Person

We are seeking a dependable On-Site HOA Supervisor to oversee the evening operations of Shadow Ridge HOA condominium community.

This position is ideal for someone with a maintenance or facilities background who enjoys working with people and is comfortable taking initiative, solving problems, and enforcing community rules professionally.

Responsibilities

  • Conduct regular property walks and identify maintenance, safety, and cleanliness concerns.
  • Perform basic maintenance and troubleshoot building issues, including investigating leaks and determining their potential source.
  • Monitor security cameras and assist with HOA rule enforcement.
  • Oversee HOA parking enforcement and document violations.
  • Interact professionally with homeowners, renters, property managers, rental management companies, vendors, and contractors.
  • Respond to property and resident concerns and escalate issues when necessary.
  • Monitor common areas and amenities.
  • Complete pool closing and security procedures at the end of each shift.
  • Document maintenance issues, violations, incidents, and other important information.
  • Help maintain a safe, clean, and well-functioning community.

Qualifications

  • Previous experience in property maintenance, building maintenance, facilities, or a related field.
  • Strong communication and people skills.
  • Ability to troubleshoot and investigate maintenance issues.
  • Comfortable working independently and making decisions.
  • Professional and confident when enforcing rules and addressing violations.
  • Reliable and detail-oriented.
  • Ability to regularly walk the property and perform basic physical maintenance tasks.
  • Experience with painting (touch ups, walls, railings, etc.).

Preferred:

  • CPO (Certified Pool Operator) certification or willingness to obtain certification.
  • Experience with condominiums, HOAs, apartments, resorts, or other residential properties.
  • Experience with security cameras, parking enforcement, or building systems.
