Tech 1  —  Senior Technician

POSITION OVERVIEW

The Maintenance Technician I (Tech 1) is the senior field technician on the Sommet Blanc maintenance team and serves as the right hand of the Director of Engineering. This role carries both advanced technical responsibility and day to day supervisory accountability for Tech 2 and Tech 3 staff. The Tech 1 is the go to resource for complex mechanical, electrical, and plumbing troubleshooting, leads the team in the Director of Engineering's absence, and holds a high degree of independent judgment in diagnosing and resolving building system issues.

KEY RESPONSIBILITIES

Technical Leadership

  • Diagnose and resolve complex issues across all building systems including HVAC, plumbing, electrical, fire/life safety, snowmelt, pool and spa mechanical systems, elevators, and building automation (BMS)

  • Lead preventive maintenance execution across all equipment; maintain accurate, detailed service records and equipment logs

  • Serve as the primary on site technical liaison with specialty contractors (boiler, elevator, fire suppression, refrigeration, pool, snowmelt); scope work, observe and evaluate contractor performance, and sign off on completed services

  • Troubleshoot and perform hands on repairs at an advanced trade level across at least two primary disciplines (HVAC, plumbing, electrical, or building automation)

  • Monitor and respond to Building Management System (BMS) alerts; adjust programming and scheduling to optimize building performance

  • Manage pool and spa water chemistry, mechanical operation, and health department compliance

  • Lead seasonal building transitions: snowmelt system activation/deactivation, pool opening and closing, HVAC seasonal changeover, and winterization

  • Perform and oversee high quality finish level repairs in common areas (drywall, paint, carpentry, tile, hardware) to maintain luxury presentation standards

Supervisory Responsibilities

  • Provide day-to-day direction and task assignment to Tech 2 and Tech 3 technicians; set shift priorities and communicate quality expectations clearly

  • Serve as acting lead in the Director of Engineering's absence; make operational decisions within established protocols and escalate appropriately

  • Mentor and train Tech 2 and Tech 3 staff; support their development of trade skills and property-specific knowledge

  • Review completed work orders from lower-tier technicians for quality, completeness, and accuracy before closing

  • Conduct informal performance coaching and report observations on team performance to the Director of Engineering

Administrative & Operational

  • Manage parts inventory, maintenance supplies, and tool inventory; submit purchase requests with supporting justification

  • Maintain accurate, complete work order records including labor, materials, and resolution notes

  • Assist the Director of Engineering with capital project scoping, contractor coordination, and on-site project oversight

  • Participate in after hours on-call rotation; serve as the senior on-call technical resource for after hours building system emergencies

  • Ensure compliance with OSHA standards, applicable building codes, and all safety protocols; model and enforce safe work practices with the team

QUALIFICATIONS

  • Minimum 5–7 years of hands on experience in building maintenance, facilities engineering, or a skilled trade in a commercial, hospitality, or luxury residential setting

  • Advanced proficiency in at least two primary trades: HVAC, plumbing, electrical, or building automation; working knowledge across all building systems

  • Demonstrated experience diagnosing and repairing commercial grade mechanical systems independently

  • Prior experience in a lead, senior, or supervisory maintenance role strongly preferred

  • Experience with Building Management Systems (BMS/BAS) and energy management platforms

  • Commercial pool and spa operations experience; familiarity with water chemistry and pool mechanical systems preferred

  • Ability to read and interpret mechanical, electrical, and plumbing drawings and specifications

  • English language proficiency required, must be able to read technical manuals and safety documentation, communicate clearly with supervisors and contractors, and complete accurate written work order records

  • Professional demeanor; comfortable interacting with homeowners and high profile guests when maintenance work occurs in common or visible areas

  • Valid Utah driver's license; ability to operate a snowblower and light utility vehicle

  • Ability to lift up to 50 lbs; comfortable working at heights and in confined mechanical spaces

WORKING CONDITIONS

Full time, non exempt position. Standard schedule Monday through Friday with rotating on call availability for after hours building emergencies. Increased on site availability required during peak ski season and during capital project execution. Work is performed both indoors in mechanical environments and outdoors in mountain weather conditions. Must be comfortable working at heights and in confined spaces. Ability to lift up to 50 lbs required.
