Job Description

Position Summary

Model HOA is hiring a capital project manager with a construction background to oversee capital and major maintenance projects across a portfolio of HOA communities.

If you’ve managed exterior renovations, building envelope work, or multi-site projects—and want more ownership, variety, and client interaction—this role is a strong fit.

You’ll run projects from scoping through closeout, working directly with decision-makers (HOA boards) and managing contractors in the field.

Project Types

You’ll oversee a diverse mix of projects, including:

  • Roof replacements (shingle, membrane, etc.)
  • Building envelope work (siding, trim, stucco, waterproofing)
  • Exterior repainting programs
  • Structural repairs (decks, balconies, railings)
  • Asphalt and concrete replacement
  • Amenity renovations (pools, hot tubs, sports courts)
  • Systems projects (heated driveways, fire suppression)

Core Responsibilities

Preconstruction & Bidding

  • Walk properties and identify project needs
  • Develop scopes of work and bid packages
  • Solicit and level bids (“apples-to-apples”)
  • Make clear, practical recommendations to clients

Project Management

  • Coordinate schedules and oversee contractors
  • Monitor quality, progress, and budget
  • Conduct site visits and resolve issues quickly
  • Manage change orders and project risks

Client & Stakeholder Management

  • Present projects and recommendations to HOA boards
  • Provide clear updates on schedule, cost, and issues
  • Coordinate with property managers and residents

Financial & Administrative

  • Track budgets and approve invoices
  • Maintain organized project documentation
  • Ensure permits, compliance, and closeout are complete

Qualifications

  • 5+ years in construction or project management
  • Experience with exterior/building envelope or renovation work
  • Strong contractor management skills
  • Comfortable managing multiple concurrent projects
