Maintenance Technician - Multiple Sites

Job Description

The role of the Maintenance Technician is to complete all maintenance needs of the property in all aspects and areas of the property including curb appeal, cleaning, painting, unit make readies, work orders, etc. The Maintenance Technician is a key role to maintain a high level of quality control pertaining to the overall condition of the community through preventative and day to day maintenance needs and therefore a big part of the community success.

This position helps oversee 3 communities in the Park City area, totaling to 135 units. The candidate must have reliable transportation. Mileage is paid for work related travel.

Key Responsibilities 

  • Provide excellent communication, professionalism, and customer service while maintaining confidentiality and following Fair Housing guidelines.

  • Work closely with the Property Manager and Maintenance Supervisor, supporting budget goals and daily operations.

  • Complete maintenance requests, repairs, unit inspections, and make‑ready turns.

  • Maintain the property’s appearance, including landscaping, curb appeal, cleaning, painting, and graffiti removal.

  • Keep all amenities, office areas, and common spaces clean and in good condition.

  • Perform general building maintenance, light checks, and upkeep of security devices and systems.

  • Assist with preventative maintenance tasks and proper documentation.

  • Complete required training and maintenance education.

  • Respond promptly to emergencies during and after hours; remain available and unimpaired while on call.

  • Walk the property regularly, remove trash and debris, and ensure strong curb appeal.

  • Conduct pre‑move‑out inspections and complete move‑out/make‑ready processes on schedule.

  • Help maintain accurate records, inventory, warranties, and maintenance documentation.

  • Support resident retention efforts and community events.

  • Lock and secure doors, buildings, and equipment throughout the day.

  • Maintain positive relationships with residents, vendors, and EMG staff.

  • Maintain pools, hot tubs, and related chemical logs (if applicable).

  • Perform seasonal tasks such as snow removal, ice prevention, and power washing.

  • Deliver notices as needed and follow all safety, risk management, and EMG policy requirements.

  • Provide and secure your own tools.

  • Assist with renovations, upgrades, and other assigned duties.

  • Follow all EMG policies, procedures, and the EMG Employee Manual.
