SEEKING: Model HOA is seeking a highly skilled HOA (Homeowners Association) Maintenance Manager to oversee the maintenance and repair of common areas, buildings, and amenities for our communities. The ideal candidate will have experience in property maintenance, excellent communication and interpersonal skills, and strong organizational skills. This team member will work closely with our Capital Projects Manager, and with others across our fantastic team.
HOURS: 40 hours per week, Monday-Friday from 8:30 am – 4:30 pm
PAY/BENEFITS:
- $51,300/year - $61,560/year based on experience
- Mileage reimbursement for trips to our properties ($0.67/mile)
- 2 weeks (10 days) paid vacation
- 1 week (5 days) paid sick or personal days
- 11 paid holidays: New Year’s Day, President’s Day, Memorial Day, Juneteenth, 4th of July, Pioneer Day, Labor Day, Thanksgiving, Day after Thanksgiving, Christmas Eve and Christmas Day.
- Additional unpaid time-off can typically be accommodated with pre-planning.
Key Responsibilities:
- Implement maintenance schedules across our portfolio of HOAs
- Conduct both planned maintenance and ad hoc maintenance in response to homeowner requests
- Work will be a mix of managing vendors to complete work and performing minor ad hoc maintenance items
- Sample tasks include:
- Activate and de-activate heat cable
- Troubleshoot heat cable
- Activate and de-activate boilers for heated driveways
- Oversee fire system inspections and repairs
- Oversee roof leak investigation and repairs
- Assist with opening pool / hot tub
- Monitor and clean-out dumpster areas
- Oversee landscaping maintenance with landscaping vendors
- Oversee irrigation repairs with vendors
- Oversee snow removal services with snow removal vendors
- Oversee chimney sweeping
- Inspect and clean dryer vents
- Shovel off driveways when heated driveways aren’t working
- Complete small repairs and handyman projects
- Oversee larger repairs
- Random maintenance tasks from owner tickets
- Conduct regular inspections of common areas, buildings, and amenities to ensure they are properly maintained and identify areas that require attention or repair.
- Coordinate with contractors and vendors to obtain quotes for repairs and maintenance services, and oversee work performed.
- Maintain accurate digital records of maintenance activities.
- Respond promptly to resident inquiries and concerns related to maintenance issues and ensure they are addressed in a timely manner.
- Update ticketing system to document next steps, actions taken, and resolution.
- Become familiar with local and state laws as it relates to our maintenance tasks.
Qualifications:
- High school diploma or equivalent; bachelor's degree in a related field preferred.
- Minimum of 3 years of experience in property maintenance or a related field.
- Excellent communication skills, both written and verbal, and the ability to interact with residents, contractors, and vendors in a professional manner.
- Knowledge of property maintenance practices and procedures.
- Proficient in the use of computer software for record-keeping and reporting, such as Microsoft Office and property management software.
- Ability to work independently and prioritize multiple tasks in a fast-paced environment.
- Valid driver's license and reliable transportation.
